Rent is due on the 1st of each month. All payments must be made through the AppFolio Tenant Portal — no exceptions.
When Is Rent Due?
Rent is due on the 1st of each month. A grace period applies through the 3rd.
If rent is not received by the end of the 3rd, late fees begin automatically.
Late Fee Schedule
If rent is not paid by the 3rd of the month, the following fees apply:
- $50 initial late fee — charged on the 4th
- $25 per day — continues to accrue for each additional day rent remains unpaid
Late fees are non-negotiable and are applied per your lease agreement.
How to Pay Rent
All rent payments must be submitted through the AppFolio Tenant Portal:

- eCheck (ACH) — free
- Credit or debit card — convenience fee applies (charged by payment processor)
We do not accept cash, personal checks, money orders, Venmo, Zelle, or any payment outside the portal.
NSF / Returned Payments
If a payment is returned for non-sufficient funds (NSF), a $50 NSF fee applies per occurrence. The original rent balance remains due immediately.
