What’s Required
You must carry and maintain a renter’s insurance policy for:
The full lease term, and
Any renewal term
Your policy must:
List NextHome Unlimited as an Additional Interest (or Additional Insured if your carrier uses that option), and
Include at least $100,000 in liability coverage
Proof Must Be Submitted by You in the Online Tenant Portal
You are responsible for submitting your proof of renter’s insurance directly into your Online Tenant Portal.
We do not upload documents to your portal account for you.
Emails, texts, screenshots, or documents sent to our team do not count as portal submission unless they are uploaded and approved in the portal.
To be accepted, your proof should include:
Policy number
Effective dates
Declarations page (recommended)
Confirmation that coverage is active and meets requirements
You’ll also need to upload updated proof:
At each renewal, and/or
Anytime we request it
Proof Is Required Before Keys Are Released
Before move-in, your proof must be uploaded in the Online Tenant Portal and approved.
Your Coverage Must Stay Active
Your policy must remain in good standing without lapses during the entire lease. Lapses can create serious issues if damage happens during an uncovered period.
We recommend setting up auto-pay and renewal reminders so your policy doesn’t accidentally cancel.
Insurance Audits Are Automated
Insurance compliance is monitored through system audits.
Audits are performed automatically.
If the system does not detect valid, compliant coverage in your portal, billing may occur automatically.
If Proof Isn’t Uploaded or Coverage Lapses
If we don’t have valid proof uploaded (or if the policy lapses), we may place the home into Liability to Landlord Insurance to protect the property.
If that happens:
You will be charged the monthly cost of that coverage, plus
A monthly Admin Fee – Insurance Compliance Services (for tracking and verification)
These charges will continue each billing cycle until:
You upload acceptable proof in the portal, and
Compliance is verified (verification can take time)
Important notes:
Charges remain due until compliance is confirmed.
Once billed, Liability to Landlord fees and related admin/compliance fees are final and will NOT be refunded, reversed, or credited back under any circumstance.
Uploading valid renter’s insurance stops future Liability to Landlord charges going forward only once compliance is verified.
No refunds or credits will be issued for prior months because those charges occurred due to noncompliance and/or a lapse in coverage. Maintaining active renter’s insurance is the tenant’s responsibility.
Liability to Landlord Insurance Is Not the Same as Renter’s Insurance
You can choose to rely on the landlord’s liability coverage option, but it’s important to understand:
It is not renter’s insurance
It typically does not cover your personal belongings
It may provide limited protection compared to a standard renter’s policy
If you want coverage for your furniture, electronics, clothing, and personal items, you’ll want a standard renter’s policy.
