Utilities are an important part of move-in. To avoid delays (especially with key pickup), please read this carefully.
Utilities Must Be Set Up Before Keys Are Released
You are responsible for setting up all applicable utilities in your name, with service starting on your Lease Start Date.
Before keys can be released, we must receive:
Utility provider name(s)
Utility account number(s) (or confirmation of setup)
Confirmation that service starts on your lease start date
Good to know: You can usually start utility transfers up to 60 days before your lease start date.
Utilities Must Stay Active the Entire Lease
Utilities must remain active and uninterrupted for the full lease term—unless your lease specifically states that a particular utility is provided by the landlord.
To prevent shut-offs or lapses in service, we strongly recommend:
Setting up auto-pay, or
Setting up payment reminders with each provider
What Happens If Utilities Aren’t Maintained
If required utilities are not established or are allowed to shut off, we may place the affected utility service in our name to protect the home (for example, to prevent frozen pipes or water damage).
If that happens:
All utility usage charges during that time will be billed back to you through your Online Tenant Portal ledger, and
A Utility Service Fee will be charged per utility bill we have to process in our name
Allowing utilities to lapse can also create preventable damage (like frozen pipes or water damage), and those costs can become your responsibility.
