When you move out, we have a final process to officially close out the home, document its condition, and begin the security deposit review. This includes a Tenant | Surrender Property Inspection and, in some situations, a Surrender of Property form.
Tenant | Surrender Property Inspection
After you have fully surrendered the property (moved out completely and returned keys/remotes/access devices), NextHome Unlimited will complete a Tenant | Surrender Property Inspection.
This is the final in-person review of the home’s condition at the time it is turned back over.
What It’s Used For
This inspection is reviewed together with:
Your RentCheck move-out inspection, and
Any move-in documentation (including condition reports/photos)
Together, these records help determine:
Any damages beyond normal wear and tear
Cleaning needs beyond normal wear and tear
Deficiencies that may require repair or replacement
Can You Attend?
Yes—attendance is optional but highly encouraged.
If you attend, you can ask questions in real time and make sure expectations are clear.
Surrender of Property Form
In some cases, a home is turned in before the lease end date. If that happens:
You’re still responsible for lease obligations through the lease end date (including rent, utilities, and any other charges) unless there is a separate written agreement stating otherwise.
Why the Form Matters
To officially accept the home back before the lease end date, we typically require a signed Surrender of Property form.
Without that form (or until the lease end date), the property is not considered officially accepted back into possession.
