Rent is due on the 1st of every month. Here is exactly how late fees work so there are no surprises.
Late Fee Schedule
- Rent due date: 1st of each calendar month
- Deadline to avoid late fees: payment must be submitted and posted in the Online Tenant Portal by 11:59 PM on the 3rd of the month
- Initial late fee: $50.00 charged at 12:01 AM on the 4th day of the month
- Daily late fee: an additional $25.00 per day beginning on the 5th and every day thereafter until the full balance is paid
- Late fees stack — they do not stop until the full balance, including all late charges, is paid in full
Returned or Failed Payments
- A $50.00 NSF (non-sufficient funds) fee applies to every returned, failed, or reversed payment
- A returned payment is treated as unpaid rent and is subject to late fees
- After two (2) returned or failed payments during the Lease term, all future payments must be made by certified funds only, delivered in person to our office: 304 E. Chestnut St., Junction City, KS 66441
- Two returned payments also make you ineligible for lease renewal at the end of your current term
How to Avoid Late Fees
- Pay through the Online Tenant Portal only: nexthomeunlimited.appfolio.com/connect — this is the only accepted payment method
- Set up AutoPay in the portal so rent posts automatically on or before the 1st
- If you anticipate a delay, submit a Tenant Request Form before the 3rd — do not wait
- Technical issues, banking delays, or portal access problems do not excuse late fees
Impact on Renewal Eligibility
- No more than 4 late payments in the past 12 months is a renewal eligibility requirement
- No more than 2 NSF fees in the past 12 months is also required for renewal consideration
