Before making any change to the property — no matter how small — you must receive written approval. Unauthorized modifications are a lease violation and may result in charges at move-out.
Specifically Prohibited Without Prior Written Approval
- Painting, wallpapering, or altering any surface (walls, trim, ceilings, fixtures)
- Changing, rekeying, or replacing any lock or access device
- Installing or removing any fixtures, including ceiling fans, light fixtures, or switches
- Installing satellite dishes, antennas, or exterior signs or lights
- Installing fencing, dog runs, play structures, or trampolines
- Using screws, large nails, adhesives, or fastening devices that damage walls, trim, or surfaces
- Any electrical, plumbing, or HVAC work
- Landscaping additions, removals, or significant changes
How to Request Approval
- Submit your request through the Tenant Request Form
- Describe exactly what you want to do — include photos or specifications if helpful
- All approved alterations must be documented on the Tenant | Alteration Agreement Form before work begins
- Do not begin work before receiving written approval — verbal approval is not valid
Window Coverings
You must use conventional blinds, curtains, or shades designed for residential use. Reflective foil, cardboard, sheets, blankets, or other non-standard materials are not permitted as window coverings.
At Move-Out
- All alteration costs are your responsibility — costs may be deducted from your security deposit
- Approved modifications must be restored to original condition unless a written agreement states otherwise
- Unauthorized modifications will be repaired and charged against your security deposit at full vendor invoice cost plus a 25% administrative fee
