Any person 18 years of age or older who will be residing in the property must be on the lease. Adding or removing an occupant requires our written approval first.
Adding an Occupant
- Submit a request through the Tenant Request Form before the new occupant moves in
- The new occupant must complete a full rental application — including background check, credit check, and income verification
- Moving someone in without approval is a lease violation
- Approval is not guaranteed — the new occupant must meet our standard screening criteria
Removing an Occupant
- Submit a request through the Tenant Request Form
- Both the departing and remaining tenants must sign a lease amendment
- The departing tenant remains financially responsible until a lease amendment is signed by all parties
Children
- Minor children (under 18) do not need to go through the application process but should be listed on your lease
- Contact us via the Tenant Request Form to update your household occupant list
Overnight and Short-Term Guests
- Overnight guests are permitted on an occasional, non-recurring basis
- Guests staying longer than 14 consecutive days, OR more than 30 total days in any 12-month period, must complete a full rental application and receive written approval
- Unauthorized long-term occupancy is a lease violation and may result in daily fines and/or lease termination
